Get this good 3 br 2 ba MANUF on 5 AC with WOODS LAKE beach access in
the MONROE AREA just 45 min. NE of Seattle for just the land value
because.... - $227,000
Realtor valuations in September came in at 230k, while a similar house
was appraised next door for 260k that doesn't have access to Woods Lake,
and a house next door with a larger manufactured home just sold for
290k, also with no access to the lake since only one other owner besides
myself has access. However, the manufactured home was put here without a
permit, meaning that until I do the paperwork, you would ONLY BE ABLE TO
GET A LAND LOAN IF YOU NEED IT, NOT FINANCING ON THE HOUSE, but if the
property doesn't sell right away, I do plan to do the paperwork myself,
but will raise the price to about 260k in March in that case. I would
rather sell it right away, thus the lower 230k price. I will help the
buyer with all transitional tasks, however. Realtors are very welcome
to bring clients, but please don't ask me to list it with you. Thanks.
• You can buy this parcel to BUILD YOUR DREAM HOME, BUT THE EXISTING
HOUSE IS VERY GOOD. It's a 1,344 square foot manufactured home in
excellent structural condition, although I have left the interior for
you to decorate to your liking. I have put new carpet in the bedrooms,
replaced all the PLUMBING with non-freeze pipes, and it has excellent
water with an energy-efficient pumping system that works even if the
power went out. The well is 80 feet deep and it was just tested by a
state certified technician to produce 15 gal/min. ELECTRICITY IS ALL
UNDER GROUND more than a mile back, so no power lines make the area
healthy and beautiful, and prevents power from going out as often in
storms. Included in the sale is my offer to also improve the driveway
leading to the site.
• This 5 acre parcel includes beautiful TIMBER, a gorgeous POND as you
can see in the pictures, a large vegetable GARDEN, an herb spiral garden
in the front yard that you can see in front of the pond in the pictures,
a 10,000 sqare foot FENCED AREA for farm animals, and a recreational use
easement to the small BARN you can see in the backyard picture and 30
never-to-be developed neighboring acres on Woods Lake, where there is
private swimming, great trout fishing, biking, walking, horse trails,
etc, at end of rural neighborhood next to vast state lands. Only 2 of
us own on this incredibly nice 25 ACRE LAKE, with other nice neighbors
in the area. No additional lots remain, and no public access from
neighboring state lands mean that this will be a quiet refuge for
posterity. If you are interested in having HORSES OR other farm animals
here, about there are 2 areas of about 1 acre each which would be
suitable for that or additional yard/gardens.
• The sale includes a 380 square foot (18'x20') two car CARPORT on a
cement slab, with additional parking on cement in front of the house.
The ROOF is excellent, as I have lived here through 2 winters, and it is
WELL INSULATED. The heat is forced air electric, and the bills are
surprisingly low. My last bill for Oct-Nov was $120, and my largest
last winter was $210 for two months, although I do run the wood stove
sometimes. It's in the kitchen and has see-through glass. The KITCHEN
includes a dishwasher, range, fridge, and a very well running WASHER &
DRYER. I also put a very nice new front door on, plus a great picture
window overlooking the pond you can see in the pictures. The only thing
I haven't done that I would have like to complete on the house is put
more insulation underneath where it's getting a bit tattered, plus
re-trim the interior, decide on a new floor covering for the living
room, and maybe remodel the bathrooms someday. Both the master bath and
hallway bathroom have tub/shower/etc. I suppose re-sanding the porches
would make things look perkier as well on the outside. But this way,
you can do all the finish work and decorating to your liking.
• Just 30 minutes to Bothell/Woodinville and the Hewitt Bridge between
Everett & Snohomish, 45 MINUTES TO THE FLOATING BRIDGES between Bellevue
& Downtown Seattle, 15 minutes to Monroe, 10 minutes to Sultan, 5
minutes to Blue Boy Golf Course & Cafe, and next to quiet and quaint
Wolf Camp. In addition, it is just 45 MINUTES TO SKIING AT STEVENS
PASS, depending on weather, or just 75 minutes to Leavenworth and the
semi-arid canyonlands of central Washington in dry driving conditions.
• I CANNOT OFFER OWNER FINANCING, meaning you will need to have a large
enough cash reserve or line of credit to buy it at this time. But I do
have clear title to the manufactured home, so you can easily get the
title eliminated and submit a permit if you want to do that instead of
replace it with your dream home. Again, the price reflects this fact
about the lack of permit but nonetheless perfectly functioning home that
doesn't need a permit if you want to leave things just as they are, and
I do have ALL THE PROPERTY HISTORY PAPERWORK, EASEMENTS, AND SALE
DOCUMENTS prepared, so you just have to make an offer, have your
attorney or title company or bank review the paperwork, and then we can
finalize the move-in, move-out transition. The parcel number for the
property is Snohomish County 28071200401200 and it is zoned forestry,
which allows for one home site on this lot. Taxes in 2005 were $1703.61
for the house and 5 acres.
• Craigslist is the only place I am advertising, and this is the first
week it's posted. Call me at 360-319-6892 or 360-799-1997, or email me
at: chris@wolfcamp.com, with any questions to make an appointment for
viewing, but only contact me if you know you can buy as soon as you find
what you are looking for, as I do need to cash out as soon as possible.
Directions are written here, but it's required to call at least a half
hour before arriving so I know to meet you. For those who know the area,
the driveway is 1/2 mile before the end of Woods LAKE Road (not to be
confused with Woods Creek Road). From Monroe: Where Main St. crosses
Hwy. 2, go northeast onto Old Owen Rd, past the Monroe Motel. Continue
EXACTLY 5 miles, east on Old Owen Rd., then turn left at Woods Lake
Road. Go approximately 4 miles north. At about 3 miles, you will pass
through a rural development of mobile and manufactured homes where the
road line paint ends. But just keep following the road, passing the dead
end sign, and go another mile until you see a huge clearcut on the right
with a view of the mountains on nice days. Immediately at the far end of
the clearcut, take the gravel driveway down and to the right, marked
with a little green street sign 287th Ave. SE and 82nd St. SE. Go a
block and follow the gravel driveway as it curves 90 degrees to the
right (don't go through the big wooden gate, although that is our access
to the lake for future reference) and go another 500 feet to the second
driveway on the left. There is a mailbox there on the right marked
(28)819. Turn left into the driveway and follow it 500 feet to the
house. Again, no visiting without an appointment. Thanks, - Chris
Chisholm, 360-799-1997 house, or cell 360-319-6892, though both numbers
end up in the same voicemail system.
PICTURES BELOW INCLUDE:
• The house, cedar shed, pond with dock as you will see it driving in. •
The pond, herb spiral garden, and driveway going out, where I will
re-gravel as part of the sale agreement. • The back yard, with vegetable
garden, compost area, fenced farmyard, unfinished barn, drainfield area
- the septic system is great, by the way - and a bit of the back part of
the house and fun outdoor firepit area way back by the trees. • View of
a bit of Woods Lake from where you will have beach rights.
