want to sell it right away, thus I've kept the price just under that
earlier valuation. There are no hidden problems, and I know the land
and regulations to an excellent detail level. I will require $1,000 down
for you to secure the first option to buy, a $45,000 refundable earnest
payment to be held in escrow in order to pay off my previous loan on the
land, and the balance cash out at closing.

and through which the access easements, driveway, power, and shared well
are located. The parcel number for the property is Snohomish County
28071200400200 and it is zoned forestry, which allows for one home site
on this lot. Taxes were $945.36 in 2005. Again, all you need to do is
have your attorney review the already-drafted sale documents including
easements, suggest any changes to the agreements that you would like to
see, make your final offer, buy it with help of your title company, get
an address for the lot, take the building site plans and house design
examples I have drafted, use them or create your own design if you like,
apply for the building permit, and build within 2 years of permit
application.

Directions are written here, but it's required to call at least a half
hour before arriving so I know to meet you. For those who know the area,
the driveway is 1/2 mile before the end of Woods LAKE Road (not to be
confused with Woods Creek Road). From Monroe: Where Main St. crosses
Hwy. 2, go northeast onto Old Owen Rd, past the Monroe Motel. Continue
EXACTLY 5 miles, east on Old Owen Rd., then turn left at Woods Lake
Road. Go approximately 4 miles north. At about 3 miles, you will pass
through a rural development of mobile and manufactured homes where the
road line paint ends. But just keep following the road, passing the dead
end sign, and go another mile until you see a huge clearcut on the right
with a view of the mountains on nice days. Immediately at the far end of
the clearcut, take the gravel driveway down and to the right, marked
with a little green street sign 287th Ave. SE and 82nd St. SE. Go a
block and follow the gravel driveway as it curves 90 degrees to the
right (don't go through the big wooden gate, although that is our access
to the lake for future reference) and go another 500 feet to the second
driveway on the left. There is a mailbox there on the right marked
(28)819. Turn left into the driveway and follow it 500 feet to my little
