10 acres with boathouse on WOODS LAKE in the MONROE AREA just 45 min. NE of Seattle - shared well, perk and site plan done, power - $195,000 - Realtors are very welcome to bring clients, but please don't ask me to list it with you. Thanks.

Private swimming, great trout fishing, biking, walking, horse trails, etc, at end of rural neighborhood next to vast state lands. About 1 acre of land would be suitable for a yard, garden, horses or other farm animals. ONLY 2 OWNERS area on this nice 25 ACRE LAKE, with other nice neighbors in the area. No additional lots remain, and no public access from neighboring state lands mean that this will be a quiet refuge for posterity. The property also includes a conservation easement which you can review to your liking before I record it with the county.

BUILDING SITE PLANS WITH DRAINFIELD DESIGN have been drawn up and shown to the county for pre-approval. The 10 acre lot includes 1.1 acres (50,000 square feet) of flat, perked dry upland for your home site, shop or barn. Wetlands have been professionally delineated, and as long as you submit an initial building permit before April when the county is considering a change in its critical areas ordinance, everything is prepared except for you to design the house to your liking.

Property includes lake front at a distance from building site, plus a recreational use easement to access my entire neighboring 30 acre parcel with beach access and a small BOAT STORAGE BUILDING INCLUDED within 100 feet of the lake included in the sale. An additional board walk could also be made to your own lake shore. The upland is excellent for animals and gardens, with surroundings too beautiful to describe - completely unique and serene - including amazing wildlife on the lake, carnivorous Sundew plants in the bog, and legacy trees such as giant Sitka Spruces.

Shared well agreement is included with my neighboring house - WELL and pump house with air pressure bag system (saves electricity and keeps water pressure for a long time without power - see picture of tan shed with brown trim below next to vehicles) is half way between the two sites - and it has been a state CERTIFIED technician to produce 15 gal/min with the current small, efficient pump. The well is 80 feet deep and the water is good.

DRIVEWAY is in up to edge of building site, which I will be improving further as part of the sale agreement, and power is already less than 100 feet away (see picture of transformer box below in same picture as water pump shed) with easements included in the sale. ELECTRICITY IS ALL UNDER GROUND more than a mile back, so no power lines make the area healthy and beautiful, and prevents power from going out as often in storms. Included in the sale is my offer to also improve the driveway leading to the site.

Just 30 minutes to Bothell/Woodinville and the Hewitt Bridge between Everett & Snohomish, 45 MINUTES TO THE FLOATING BRIDGES between Bellevue & Downtown Seattle, 15 minutes to Monroe, 10 minutes to Sultan, 5 minutes to Blue Boy Golf Course & Cafe, and next to quiet and quaint Wolf Camp. In addition, it is just 45 MINUTES TO SKIING AT STEVENS PASS, depending on weather, or just 75 minutes to Leavenworth and the semi-arid canyonlands of central Washington in dry driving conditions.

I will help the buyer with all transitional tasks, and when you come visit, I will show you the point-by-point plan for preparing the lot for a homesite. Realtor valuations in September came in at 200k, and since then I have added the building site plans, recreational use easement to the neighboring 30 acres, plus boathouse at my secluded beach. But I do want to sell it right away, thus I've kept the price just under that earlier valuation. There are no hidden problems, and I know the land and regulations to an excellent detail level. I will require $1,000 down for you to secure the first option to buy, a $45,000 refundable earnest payment to be held in escrow in order to pay off my previous loan on the land, and the balance cash out at closing.

The address listed is for the neighboring property on which I live, and through which the access easements, driveway, power, and shared well are located. The parcel number for the property is Snohomish County 28071200400200 and it is zoned forestry, which allows for one home site on this lot. Taxes were $945.36 in 2005. Again, all you need to do is have your attorney review the already-drafted sale documents including easements, suggest any changes to the agreements that you would like to see, make your final offer, buy it with help of your title company, get an address for the lot, take the building site plans and house design examples I have drafted, use them or create your own design if you like, apply for the building permit, and build within 2 years of permit application.

Call me at 360-319-6892 or 360-799-1997, or email me at: chris@wolfcamp.com, with any questions to make an appointment for viewing, but only contact me if you know you can buy as soon as you find what you are looking for, as I do need to cash out as soon as possible. Directions are written here, but it's required to call at least a half hour before arriving so I know to meet you. For those who know the area, the driveway is 1/2 mile before the end of Woods LAKE Road (not to be confused with Woods Creek Road). From Monroe: Where Main St. crosses Hwy. 2, go northeast onto Old Owen Rd, past the Monroe Motel. Continue EXACTLY 5 miles, east on Old Owen Rd., then turn left at Woods Lake Road. Go approximately 4 miles north. At about 3 miles, you will pass through a rural development of mobile and manufactured homes where the road line paint ends. But just keep following the road, passing the dead end sign, and go another mile until you see a huge clearcut on the right with a view of the mountains on nice days. Immediately at the far end of the clearcut, take the gravel driveway down and to the right, marked with a little green street sign 287th Ave. SE and 82nd St. SE. Go a block and follow the gravel driveway as it curves 90 degrees to the right (don't go through the big wooden gate, although that is our access to the lake for future reference) and go another 500 feet to the second driveway on the left. There is a mailbox there on the right marked (28)819. Turn left into the driveway and follow it 500 feet to my little house. Again, no visiting without an appointment. Thanks, - Chris Chisholm, 360-799-1997 house, or cell 360-319-6892, though both numbers end up in the same voicemail system.
